Open Meeting & Election

The Sheridan Homeowners Association held its 2025 Annual Election on October 14, 2025, at a community venue in Indian Trail, NC. With 28 homeowners in attendance and 14 proxies submitted, a total of 42 homes were represented — a great turnout for our community!

Board Members & Election Results

All four current Board members were present: President Kris Bechtel, Vice President Dave McAlister, Treasurer Danny Hanes, and Member at Large Mark West.

Two Board positions were up for election this year per HOA bylaws. Candidates included Dave McAlister, Mark West, and Sri Setari (whose letter was read aloud by President Bechtel). After ballots were distributed and counted, Dave McAlister and Mark West were re-elected to the Board.

A third position — the Secretary seat — had become vacant mid-term. Because this seat was not one of the positions scheduled for this election cycle, the Board was authorized to fill it by appointment. The Board voted unanimously to appoint Sri Setari to fill the vacant seat.

2026 Budget Overview

Treasurer Danny Hanes presented the operating budget for 2026. The full budget and reserve study are available at www.sheridanhoa.com.

The budget covers key areas including landscaping, pool operations, pond maintenance, utilities, management, playground upkeep, and community committees. For full budget details, homeowners can log in to the homeowner portal at www.sheridanhoa.com.

Reserve Study Highlights

The Board updated long-term projections for capital projects covering 2026–2035. Focus areas include pool infrastructure, pond repairs, and community fencing. The Board emphasized the value of reserve planning in preventing special assessments.

Dues Adjustment

The Board approved a modest dues increase for 2026 in accordance with the governing documents. This adjustment reflects inflation in service contracts, reserve study recommendations, and the goal of avoiding future special assessments while ensuring adequate funding for capital repairs. New Landscaping Contract

A new landscaping company has been contracted for the community. All other service contracts will remain the same for 2026.

Compliance Process Reminder

The Board reminded homeowners about the Association's compliance process, which emphasizes courtesy notices and opportunities to correct issues before any fines are considered. Violations always include photo documentation, and notices are compliance-based, not personal. The full violation policy is available to homeowners through the management company.

The Board encouraged homeowners to get involved. Volunteers communicate through Slack, and there are currently 12 active volunteers (excluding Board members).
